searching houses

I have been searching for a place to live for purchase purposes(for the purpose of purchasing). At first, I searched for a new place to rent. But my wife and I realized that the monthly rent is too high and It's kind of throwaway money. It's literally a waste of money. That's why I'm consider buying a new house. Instead of spending money on rent, make it pay for mortgage and interests. money could be used for mortgage.

Based on online mortgage calculator, the monthly mortgage payment for $550,000 with 20 years armortization period is around $2500, which is my current monthly rent. It means I can buy a $550K house with my rent. If I increase my down payment, then i can buy a more expensive house too. I think it surely justify our home buying plan. 

our criteria are the following:

1. more than 1000 sqft. my wife likes large spaces.
2. commute time to downtown should be within an hour. 
3. a good secondary school for my son.

I've already visited several houses with/without a realtor. The most satisfying home among them is the one in the Burke mountain in Coquitlam. 3bed room town house is around $800K. It's 3 floors and 1500 sqrt. It has side by side(double) garage on the first floor, which I like a lot. It's like my dream home in Canada. but the commute to downtown could be waste of time. It takes around 1.5 hours, which is unacceptable. 

I'm keep looking at online house listing sites and will contact another realtor soon. I hope I can find the right house for our family.

iPhone

 I bought an iPhone for the first time in my life. I'd always wanted it since the first iPhone launched in 2007. Finally one of my wish lists has been marked as done. It's present to myself for 2020. I wanna say to myself: "You did a good job and thank you for your hard work." 

There were several reasons I couldn't buy it when I was working for Samsung. First, I didn't want to get in trouble from company management. There was a rumor that management would make a list who din't use Samsung phone and report it. Second, Samsung is one of the highest security workplaces in Korea. Every gate is secured by metal detectors and x-ray equipment. Every employee's belongings will be scanned and if a detector find something suspicious. Then security guard will scan your belongings once again. Every phone camera should be sealed by a sticker so that it can't take a picture inside the company. but for Samsung phone, if you install MCM software, it will automatically block your camera when you enter the company and  it will be unlocked when you leave. But iPhone couldn't. Samsung phone gave me more convenience at that time. That's why.

I think i will like iPhone a lot. Even though i haven't use it a lot, I think it's pretty decent phone ever in my life. I look forward to seeing a lot of wow factor. There must be a reason a lot of people keep using iPhone. I wanna find why.

survival instinct

After seeing Interstellar movie, one of the quote i can't forget is about the survival instinct. Mann, Matt Damon, was talking about it to Cooper. suddenly He attacked Cooper simply to survive even though he well trained elite astronaut in Earth. 

some quote from the movie:

• a machine doesn't improvise well because you can't program a fear of death. our survival instinct is the single greatest source of the inspiration. 
• You're feeling it, aren't you? the survival instinct. that's what drive me. that's what drives all of us. And It's what's gonna save us.

Also i remember that the mechanism under the fear is to increase the chances of survival. Think about a person without any fear. He will not prepare for upcoming risks and will not be cautious for unknown thing. It definitely has been enhanced chances of survival of all life feeling a fear. 

theses day, It's been happening to me. I wake up at around 5 in the morning to be afraid of the progress of the task I'm doing in the current company. first delivery time is the end of this year. but the requirements are still unclear lots of integrations are required with different teams and there are still unknown areas. Simply I'm much worried about the current progress. 

Handling ambiguity is always difficult to me. Let's see what can be learn from this and how I can handle those. There must be a way to do well.

헬리오 시티 상과 분석 기사가 나왔는데 분석을 이렇게 하는 거구나 하는 느낌이 와서 정리해 본다. 상권 분석 전문가 김영갑 교수.

헬리오시티내 상가는 총 617개. 그 중 40%는 공실. A동은 임대로 8-900 실평수 10평. 600만원까지 떨어짐.

김영갑 교수 분석.

1. 임대료 수준이 2-3배 비쌈. 일단 새로 짓는 곳은 비쌀 수 밖에 없음. 땅을 비싸게 샀기 때문.
2. 1만 가구. 가구당 지출 비용은 250만원. 즉 250억. 이중 동네 상권에서 사용하는 비율은 대략 30%가 안됨. (당장 나부터 생각해보면 회사 주위에서 돈을 더 많이 씀. 마트. 온라인등)
1. 그러면 대략 가구당 100만원. 즉 100억원.
3. 상가 하나당 매출 3000만원을 올리려면 300개의 상가만 생존 가능. 하지만 헬리오는 그의 배인 617개의 상가가 있음. 그러니 공실 50%. 딱 나옴.
4. 이제 점포당 매출 계산. 100억원을 600개의 점포가 나눠가지면 점포당 2000만원 매출. 임차료는 매출의 10% 가 적당하니 200만원이 넘어가면 안됨.
5. 마트가 들어오려면 규모가 커야 하는데 여기는 상가가 너무 작게 쪼개어져 있어서 좋은 업체가 들어오기 힘든 구조. 합의해야할 건물주가  많다는 것은 합의가 안된다는 의미임.
6. 보통 상가에는 업종분류 경쟁을 줄이기위해서 상가관리규약에 명시를 하는데 이렇게 쪼개져 있는것은 그런게 잘 안된다. 합의가 힘드니까..

certainly, Simon felt betrayed when he first heard it. but we are soon expecting fierce battle with the enemies. He couldn't simply blame Sir Tode. It will be ended up with lose from the battle. He instantly figured out a story that would encourage him to be more brave. It's about his brother story pretty much same with Sir Tode's story. as Simon expected, both of them lead the battle as a victory.
Simon was definitely very wise enough to support Peg princess.

2019 회고

나에게나 나의 가족에게나 큰 변화가 있었던 한해였다. 10년 넘게 다니던 회사를 그만두고 해외로 생활터전을 옮겼다. 더 늦기전에 한번 도전해보고 싶었는데 거의 막차를 탄것 같다. 이번에 같이 아마존으로 옮겨왔던 사람들의 면면을 보면 가장 젊은 사람이 27. 그 반대가 40초반 정도인것 같다. 나는 그 중 후자. 나이가 젊다는 것은 정말 엄청난 어드밴티지가 있는것이다. 그것은 있을때는 잘 모른다.

곰곰히 생각을 해봤다. 왜 이직인가? 물론 어찌하던간에 수석을 달고 회사에서 버텨내는것은 인내할 수 있겠다고 생각했지만 내가 맞다고 생각하는 방향이 아닌 회사에서 맞다고 생각하는 방향으로 내가 맞춰야 한다는 것. 향후 5년을 보면 현 직장이 더 유리하겠지만 향후 10년 20년을 보면 이직이 훨씬더 많은 기회가 있을것이란 것은 명확해 보였다. 그리고 한번쯤 해외에서 생활을 해보고 싶었고, 요즘 미세먼지 트렌드를 보면 근시일내에 바뀔것 같지가 않았다. 그리고 아들 영어 교육 문제도 있었고.

고민을 많이 했었다. 과연 내가 그만한 능력이 있을지 말도 잘 안통하는 곳에서. 어찌되었든 동전은 던져졌고 우리는 캐나다 밴쿠버로 왔다. 

왠걸 나라를 옮기는 회사는 정말이지 힘들었다. 모두 3-4키로는 빠진듯한 느낌. 다시는 안할것 같은 느낌. 그리고 우리는 이 사회에대해서 모르는게 너무 많았다. 예를 들어 병원을 간다고 해도 어떤 병원을 가야 하는지 주차는 어디에 하는지 어떻게 예약을 하는지 등등 아주 사소한 것 하나도 제대로 알지 못하고 시행착오를 겪어야 했다. 물론 경험치가 쌓이고 있지만 여간 피곤한 일이 아닐 수 없다. 나도 그렇지만 가족은 더. 그렇게 벌써 5개월이 지났다. 이 부분은 점점 나아지리라.. 하지만  한국과 비교해서 불편한 점은 계속 생각날 수 밖에 없는게 사람이 아닐런지.. 

의료, 교통, 온갖 인프라등은 모두 한국이 승이다. 반면 사람들의 친절함/ 자연환경등은 비교 불가이고. 당분간 불편한 것이 더 크게 보이는것은 어쩔수 없겠다.

회사일은 우선 코딩은 쉽고, 디자인도 아쉽고, 영어도 아쉽다.

2020은 이제 속도를 붙이거나 즐기거나 19년보다는 나은해가 되길 빌어본다. 

학교에 필요한 서류 준비하기

학교에 필요한 서류가 있는데 이것은 한국에서 준비를 잘 해와야 캐나다에서의 시간과 돈을 절약할 수 있다.

크게 필요한 서류는

1. 여권과 work permit
2. 출생 증명서
1. 한국 병원에서의 영문 출생증명서 및 한국 출생증명서
2. 기본증명서(상세) + 가족관계 증명서 <- li="">
3. 집 계약서. 
4. 생활 기록부(school records II)
5. ID (운전면허증)

이 서류를 가지고 밴쿠버의 DRPC(District Reception and Placement Centre)에 가서 자녀를 등록하면 된다.

여기서 좀 준비가 필요한것이 출생증명서와 생활기록부 이다.
먼저 출생 증명서는 우선 영문으로 발행해주지 않는 병원도 있고, 설사 있다 하더라도 공신력 있는 국가에서 증명해주는 문서가 아니기 때문에 DRPC의 심사위원에 따라서 그 문서를 인정해주는 않을 수도 있다. 따라서 가장 확실한 기본 증명서 + 가족관계 증명서를 준비하는게 가장 확실하다. 그런데 한가지 문제가 이 문서는 영문으로 발행을 해주지 않기 때문에 번역을 해야 하는데 이것도 Certified Translator를 통해 번역을 해야지만 인정을 받을 수 있다. 이때 https://www.stibc.org 에 들아가서 find translator메뉴를 이용해서 certified translator를 찾을 수 있다.  현재 검색을 해보면 아래처럼 9명의 트랜스레이터가 나오는데 이중 한 명을 컨택하면 된다. 보통 장당 $30 정도 받는 다고 보면 될듯 하다.

의뢰를 하면 pdf로 번역된 결과를 주는데 그것을 출력해서 사용하면 된다.

그리고 생활기록부인데, 이것도 정석은 certified translator를 통해서 번역을 해야 하는데 장수가 꽤 되기 때문에 견적을 받아보면 $300정도가 나온다. 헌데 비교적 높은 확률로 그냥 부모들이 번역해서 제출해도 되는것으로 보인다.

따라서 급하지 않다면 먼제 자신의 번역문서를 가지고 등록을 시도해보고 생활기록부 문서의 공증된 번역문서가 필요하다고 문제제기를 받으면 그때 번역해서 그 문서로 다시 찾아가서 등록하면 된다. 영어 양식은 아래 링크를 찾아보면 된다.

등록을 하면 accessment date를 정한다. 이것은 아이의 현재 수준을 가늠해보기 위해서 영어/수학 과목에 대한 시험을 치는 것을 말한다. 평가가 끝나면 적절한 학교에 배치를 해서 확정을 한다. 7월은 학교가 방학이기 때문에 8월경에 평가를 하게 된다고 한다.
