Explorer:
My son is studying periodic table these days. In Korea 주기율표. 
It would be really fun to explore every element on the periodic table. every element on same column share same characteristics. isn't it beautiful?

initiative:
Recently we had to deal with same problem again and again. it costs 30m min per a week to solve the problem. So I think we need a new initiative to tackle this problem. It would be a great someone have an idea on this. please suggest one in your mind without any hesitation.

resilient:
Life is full of surprises and unexpected joy but sometimes you gonna face unforeseen struggle and challenges too. Whenever that happens, the most important attributes you should have is a resilient mind. Never ever give up! 


1. Do you often get up early in the morning? No. I'm not the kind of type early bird. I usually managed to wake up before my son eats breakfast to spend some time with him.

2.       What do you usually do when you get up early? The first thing i would do is wake up my Phone and checking any notifications might be received during the night.

recent gun shooting at Arizona

There was shocking news about gun-shooting in Atlanta. People say it's kind of hate crime for Asian-Americans. So there is a movement to make the issue more public and open so that other people could know this is wrong and should be stopped. It's just like another version of "Black lives matter". but this time the subject changed from Black to Asian-American.

Why those kind problems happen in USA frequently? I think the main reason would be a gun problem in USA. Buying gun is as easy as buying grocery at the store. There is a back ground check to prevent any potential gun accident. But it's not enough.

searching houses

I have been searching for a place to live for purchase purposes(for the purpose of purchasing). At first, I searched for a new place to rent. But my wife and I realized that the monthly rent is too high and It's kind of throwaway money. It's literally a waste of money. That's why I'm consider buying a new house. Instead of spending money on rent, make it pay for mortgage and interests. money could be used for mortgage.

Based on online mortgage calculator, the monthly mortgage payment for $550,000 with 20 years armortization period is around $2500, which is my current monthly rent. It means I can buy a $550K house with my rent. If I increase my down payment, then i can buy a more expensive house too. I think it surely justify our home buying plan. 

our criteria are the following:
  1. more than 1000 sqft. my wife likes large spaces.
  2. commute time to downtown should be within an hour. 
  3. a good secondary school for my son.
I've already visited several houses with/without a realtor. The most satisfying home among them is the one in the Burke mountain in Coquitlam. 3bed room town house is around $800K. It's 3 floors and 1500 sqrt. It has side by side(double) garage on the first floor, which I like a lot. It's like my dream home in Canada. but the commute to downtown could be waste of time. It takes around 1.5 hours, which is unacceptable. 

I'm keep looking at online house listing sites and will contact another realtor soon. I hope I can find the right house for our family.

iPhone

 I bought an iPhone for the first time in my life. I'd always wanted it since the first iPhone launched in 2007. Finally one of my wish lists has been marked as done. It's present to myself for 2020. I wanna say to myself: "You did a good job and thank you for your hard work." 

There were several reasons I couldn't buy it when I was working for Samsung. First, I didn't want to get in trouble from company management. There was a rumor that management would make a list who din't use Samsung phone and report it. Second, Samsung is one of the highest security workplaces in Korea. Every gate is secured by metal detectors and x-ray equipment. Every employee's belongings will be scanned and if a detector find something suspicious. Then security guard will scan your belongings once again. Every phone camera should be sealed by a sticker so that it can't take a picture inside the company. but for Samsung phone, if you install MCM software, it will automatically block your camera when you enter the company and  it will be unlocked when you leave. But iPhone couldn't. Samsung phone gave me more convenience at that time. That's why.

I think i will like iPhone a lot. Even though i haven't use it a lot, I think it's pretty decent phone ever in my life. I look forward to seeing a lot of wow factor. There must be a reason a lot of people keep using iPhone. I wanna find why.

survival instinct

After seeing Interstellar movie, one of the quote i can't forget is about the survival instinct. Mann, Matt Damon, was talking about it to Cooper. suddenly He attacked Cooper simply to survive even though he well trained elite astronaut in Earth. 

some quote from the movie:

  • a machine doesn't improvise well because you can't program a fear of death. our survival instinct is the single greatest source of the inspiration. 
  • You're feeling it, aren't you? the survival instinct. that's what drive me. that's what drives all of us. And It's what's gonna save us.
Also i remember that the mechanism under the fear is to increase the chances of survival. Think about a person without any fear. He will not prepare for upcoming risks and will not be cautious for unknown thing. It definitely has been enhanced chances of survival of all life feeling a fear. 

theses day, It's been happening to me. I wake up at around 5 in the morning to be afraid of the progress of the task I'm doing in the current company. first delivery time is the end of this year. but the requirements are still unclear lots of integrations are required with different teams and there are still unknown areas. Simply I'm much worried about the current progress. 

Handling ambiguity is always difficult to me. Let's see what can be learn from this and how I can handle those. There must be a way to do well.

헬리오 시티 상권 분석 기사

헬리오 시티 상과 분석 기사가 나왔는데 분석을 이렇게 하는 거구나 하는 느낌이 와서 정리해 본다. 상권 분석 전문가 김영갑 교수.

헬리오시티내 상가는 총 617개. 그 중 40%는 공실. A동은 임대로 8-900 실평수 10평. 600만원까지 떨어짐.

김영갑 교수 분석.

  1. 임대료 수준이 2-3배 비쌈. 일단 새로 짓는 곳은 비쌀 수 밖에 없음. 땅을 비싸게 샀기 때문.
  2. 1만 가구. 가구당 지출 비용은 250만원. 즉 250억. 이중 동네 상권에서 사용하는 비율은 대략 30%가 안됨. (당장 나부터 생각해보면 회사 주위에서 돈을 더 많이 씀. 마트. 온라인등)
    1. 그러면 대략 가구당 100만원. 즉 100억원.
  3. 상가 하나당 매출 3000만원을 올리려면 300개의 상가만 생존 가능. 하지만 헬리오는 그의 배인 617개의 상가가 있음. 그러니 공실 50%. 딱 나옴.
  4. 이제 점포당 매출 계산. 100억원을 600개의 점포가 나눠가지면 점포당 2000만원 매출. 임차료는 매출의 10% 가 적당하니 200만원이 넘어가면 안됨.
  5. 마트가 들어오려면 규모가 커야 하는데 여기는 상가가 너무 작게 쪼개어져 있어서 좋은 업체가 들어오기 힘든 구조. 합의해야할 건물주가  많다는 것은 합의가 안된다는 의미임.
  6. 보통 상가에는 업종분류 경쟁을 줄이기위해서 상가관리규약에 명시를 하는데 이렇게 쪼개져 있는것은 그런게 잘 안된다. 합의가 힘드니까..
